Fence Installation in Bear Creek Village
Fence work for the Bear Creek Village sections between Clay Road, Highway 6 and Addicks Reservoir, planned around the association’s review rules and the county’s drainage project.
Bear Creek Village
A Neighborhood on the Reservoir’s West Edge
Bear Creek Village is the subdivision Harris County describes as bounded by Clay Road on the south, State Highway 6 on the west and Addicks Satsuma Road on the north, with Addicks Reservoir along its east side. It covers about 675 acres, and most of its houses went up in the 1970s and 1980s.
Those two facts drive most fence decisions here. The lots are old enough that many fences have been replaced more than once, and the ground has been under water more than once. Before we price boards, we look at the posts and the soil around them.
Flood History
Tax Day, Harvey and the Fences That Stood in Water
Harris County records list 306 structures flooded in Bear Creek Village during the April 2016 Tax Day flood. Sixteen months later, Harvey flooded about 1,400 homes there, close to 60 percent of the neighborhood’s single-family houses, according to Harris County Precinct 4. Residents told KHOU they waited about 10 days for the water to go down.
A wood fence that stands in water for a week and a half doesn’t usually fall over that day. The rails swell, the clay around each footing goes soft, and the posts start to settle once things dry out. A fence that looked fine in 2018 can be leaning now. If yours was in the water, have the posts checked even if the pickets look sound. Our article on fixing a leaning post in clay soil shows what that looks like.
Drainage Project
Planning Around the County’s Drainage Work
Harris County Precinct 4, the Flood Control District, the County Engineering Department and Harris County Utility District No. 6 broke ground on a Bear Creek Village drainage project on June 9, 2023. The first stage upsized storm sewers, regraded streets and rebuilt driveways and street sections.
The second stage, called Stage B in the state construction filing, cuts new drainage channels through the reservoir that connect to channel U100-00-00 and adds street regrading and new release points in the eastern part of the subdivision. The filing lists a September 2026 start and completion by January 2028.
If you live on the east side and want a new run along a street or driveway, ask us about timing. Setting posts after the grading near your lot is done is cheaper than resetting them later.
HOA Rules
Hunters Park Review Covers Repairs and Stain
Bear Creek Village Sections 1 through 13 and Bear Creek Trails belong to the Hunters Park Community Association, which keeps an office on Hickory Downs Drive. Its architectural committee wants an application for fence work, and that includes repairs, staining and moving a fence line, not only new fences. Key points from the committee’s notice:
- Pickets can be up to 6 feet tall.
- A 6-inch rot board is optional.
- Stain needs approval before it goes on.
- Moving the fence line needs a detailed drawing with the application.
- The committee has up to 30 days to answer.
We can draw the layout and list the materials for your application. Our standard wood fence includes a 6-inch rot board, so we’ll confirm with you how the committee measures height before we order lumber. The HOA fencing guide covers what else committees tend to ask for.
Permits
County Permits for Bear Creek Lots
Bear Creek Village is outside Houston city limits, so Harris County’s rules apply. The county’s permit FAQ exempts residential fences outside the special flood hazard area, but its floodplain regulations treat a fence inside that area as development that needs a permit. Look up your lot on the Harris County Flood Education Mapping Tool before you plan.
When a permit is needed, we’ll file it where the county lets a contractor do so, and any fee we pay shows up on your invoice. If the county wants the owner to submit, we still put the drawings together. For a new fence, we call Texas 811 to have buried lines marked before we dig.
Our Builds
What We Install Here
Cedar or Pine Privacy
Three rails, Simpson brackets and hot-dipped galvanized ring-shank nails. Posts sit at least 24 inches deep in 80 lb of concrete, and gate posts go deeper.
Shared Fences
Back lines between Bear Creek lots often serve two owners. We can bill each neighbor separately.
Gates
Wide side gates for trailers and mowers get heavier posts. Our gates page shows the options.
