About This Area

East of the Champions Area

This part of our territory runs along FM 1960 East and down toward Greenspoint. The old crossroads community of Bammel sat at FM 1960 and Kuykendahl Road. It was named for Charles Bammel, who opened a store there in 1915, and the name still shows up on roads like Bammel North Houston and on several subdivisions.

Most of the housing here went up between the 1980s and the late 2000s, so many original wood fences have reached repair-or-replace age. Before we quote, we check three things on every address: who issues permits, whether the lot touches a drainage easement or floodplain, and whether an HOA has to sign off.

Permits

City Streets and County Streets

These two ZIP codes are split. The Greater Greenspoint side is inside the City of Houston. Many subdivisions off FM 1960 East are in unincorporated Harris County and are served by a municipal utility district. Your tax statement tells you which one you are in, and so does the jurisdiction list on your HCAD account.

  • City of Houston: a fence over 8 feet needs a permit, and any fence built fully or partly of masonry or concrete needs one at any height, per the Houston Permitting Center. On a floodplain lot, the Floodplain Management Office issues development permits, and we check with that office before we build.
  • Unincorporated Harris County: the County Engineer’s FAQ says a residential fence outside the special flood hazard area needs no permit. Inside that area, a fence counts as development and needs one.

Where a permit applies, we’re happy to apply where allowed. Sometimes the homeowner has to submit it. If we apply and pay the fee, it’s passed through on your quote. Either way, we help prepare the paperwork and drawings. Our permits by jurisdiction guide covers the details.

Drainage

Greens Bayou Country

Much of this area drains toward Greens Bayou. Houston Public Works notes that more than 60 percent of the Greens Bayou watershed lies outside city limits and that the land is generally flat. Its study found that Greater Greenspoint starts to see structural flooding in a 5-year storm. Halls Bayou, a major Greens Bayou tributary, had its worst flood on record during Tropical Storm Allison in 2001.

For a fence, flat ground and slow drainage mean two things. First, posts sit in clay that stays wet for days after a storm, so post depth and concrete matter. Our wood fence posts go at least 24 inches deep with 80 pounds of concrete, and deeper for taller fences and gate posts depending on gate size and soil. Second, many back lots end at a ditch or drainage easement. The Harris County Flood Control District can order a fence on its easement removed at the owner’s cost, so we confirm the line on your plat or survey first.

Check your own lot on the Harris County Flood Education Mapping Tool or the FEMA Flood Map Service Center. More in our flood zone and easement guide and our page on why posts fail in Houston clay.

Neighborhoods

Neighborhoods We Serve Here

Silverglen

Silverglen in 77014 is really a family of subdivisions built in stages: Silverglen, Silverglen Estates, Silverglen West and Silverglen North. North is by far the largest, with about 1,050 single-family homes and a median build year of 2007, so its original fences are reaching the age where boards and pickets start to fail. Silverglen Estates has the roomiest yards in the group, with a median lot near 8,600 square feet, which usually means longer fence runs per house. Silverglen North has its own registered homeowners association, so plan on architectural approval before any new fence or style change.

Sablechase

Sablechase is one of the older subdivisions in 77014, with about 586 homes and a median build year of 1985. Lots are compact, with a median around 4,600 square feet, so a typical backyard shares its fence lines with the houses on either side and behind it. We can invoice each neighbor separately or break out the cost of the shared run on one quote. Sablechase has a registered homeowners association, managed by SBB Management, so check its rules on height, style and stain before you pick materials.

HOA Rules

When the HOA Has a Say

Deed-restricted subdivisions here usually want approval before a fence goes up or changes style. The homeowner submits the application. We prepare what goes in it: a site sketch on your survey, the proposed height and style, and the stain color for wood. HOA approval and a city or county permit are separate, and some jobs need both. Our HOA fencing guide explains the process.

If you’re adding a pool, the barrier rules come from the local building code and can vary by jurisdiction. See our pool fence page for the common requirements.

Materials

What We Build Here

Pine and Cedar Privacy

Our wood fences use a 3-rail design, a 6-inch rot board, Simpson brackets and hot-dipped galvanized ring-shank nails. See the pricing guide for current ranges.

Vinyl

Thicker vinyl costs more but resists sagging and cracking in summer heat.

Repairs and Storm Damage

Leaning sections, broken gates and wind damage. Start with our repair and replacement page or the storm damage insurance guide.

Tear-out and haul-away is listed on the quote where it applies. Financing through Hearth is available.

FAQ

Greenspoint & FM 1960 East Fencing Questions

Do I need a permit for a fence in 77014 or 77067?
It depends on which side of the city line you’re on. Inside Houston, a standard fence 8 feet or under generally doesn’t need a building permit, but masonry or concrete does at any height, and floodplain lots need a development permit. In unincorporated Harris County, no permit is needed outside the special flood hazard area. We confirm your jurisdiction at the estimate.
My back fence runs along a drainage ditch. Can I build right up to it?
Not always. Many ditches sit inside a recorded drainage easement, and a fence on Flood Control District land can be ordered removed at your cost. We check the plat or your survey and keep the new fence on your side of the easement line.
My neighbor and I want to split a new shared fence. How does billing work?
We can send each neighbor a separate invoice, or show the shared run as its own line on one quote so you can settle it between you.
