Fence Installation in Inwood Forest
Fencing for Inwood Forest’s 19 deed-restricted sections, including the 535 lots first built along the old golf course.
Inwood Forest
A 1965 Neighborhood Built Around 27 Holes
Inwood Forest was laid out around the fairways of the Inwood Forest Country Club. The association’s history says the first house in Section One sold on October 25, 1965, and the neighborhood grew to about 1,250 home sites, 535 of them on the golf course. The club closed in January 2007, and the old fairways are now flood detention land, which changes what sits behind hundreds of back fences.
We build and replace wood, vinyl, aluminum, steel and chain link fences here. We also handle the paperwork side: your section’s deed restrictions, the architectural committee and the City of Houston’s rules.
Golf-Course Lots
Fencing a Lot That Backs Onto the Detention Basins
The City of Houston bought the course in 2011. The Flood Control District’s project page describes the 226-acre site as a detention project, and a land use agreement limits it to parkland, recreation and stormwater detention. FEMA’s 2021 finding adds stream improvements along a Flood Control channel that runs through the property.
The resident handbook says lots bordering the former course have different minimum fence requirements than other lots, and the details vary by section. Pull your own section’s restrictions before choosing a height or style.
- Confirm the rear line from your survey. Where the turf meets your yard is not proof of where your lot ends.
- Keep every post on your side. A fence found on Flood Control easement or right-of-way land can be ordered pulled out, and the homeowner pays for the removal.
- Check if your section allows a see-through style on the course side. Ornamental aluminum or steel keeps the view across the open space, and aluminum won’t rust, though it can pit.
Rules
Deed Restrictions, the ACC and City Permits
Inwood Forest has 19 deed-restricted sections: One through Twelve and Fourteen through Twenty. Section Thirteen is a townhome development with its own association. According to the handbook, the sections’ restrictions are close to each other but differ on minimum home size and on fence requirements for green-space lots. Fence height outside the deed restrictions and fences in poor repair both appear on its list of common violations.
Plans for exterior changes need written approval from the architectural committee before work starts. The association moved to Inframark management in November 2024, and the ACC request form now goes through the Inframark portal. Your section number is on the association’s section map or your HCAD record.
Inwood Forest has been in the City of Houston since 1976. The city’s residential fence rules call for a permit only above 8 feet or with masonry or concrete, so a typical 6-foot wood replacement doesn’t need one. A mapped floodplain lot is a separate question for the city’s Floodplain Management Office (832-394-8854), which we call before we build.
Flood History
Allison, Harvey and What They Mean for Posts
The handbook estimates that about 900 homes here flooded in Tropical Storm Allison in 2001 and about 175 in Hurricane Harvey in 2017. After Harvey buyouts, the Flood Control District owned 120 lots in the neighborhood as of mid-2019, and FEMA rules keep those lots from being rebuilt. If a side or back fence borders a buyout lot, the owner next door is a public agency, so we lay out that line from your survey.
Vogel Creek, east of Antoine, was widened to 150 to 165 feet by 2008. The handbook says its floodplain now stays within its banks for nearly all east-side lots along Antoine. Any lot can be checked on FEMA’s flood map before we design the fence.
Wet clay is hard on posts. Ours go at least 24 inches deep in 80 pounds of concrete, and deeper for taller fences and gate posts, depending on the soil. Our guide on why fence posts fail in Houston clay explains what happens to shallow posts.
Trees
Old Trees and Two Kinds of Soil
The association notes that land north of White Oak Bayou favors acid-loving trees, while land south of it favors alkaline-loving ones. When a large root lands on the fence line, we adjust post spacing instead of cutting through it and note the change on your quote.
On the course side, the handbook says some trees in the basin areas may come out, with banks of trees kept where possible and new trees planted after construction. Expect the view behind your fence to keep changing as the work wraps up.
