About Gleannloch Farms

From Arabian Horse Farm to Master-Planned Community

Gleannloch Farms is named for the Arabian horse operation Douglas and Margaret Marshall ran at Spring. By 1959 the Gleannloch farm had grown to about 2,500 acres across two properties, and the Marshalls later moved their horses to Barksdale as Houston spread north. The community that replaced it sits near Spring Cypress Road and Champion Forest Drive in 77379, and Community Impact gives 2017 as its build-out year.

Some of that history survives in the amenities. There is an equestrian center, three recreation centers, a fitness center, a dog park and fishing lakes. The Gleannloch Pines Golf Club sits in the middle of it all, so a fence here might face a fairway, a lake or a neighbor’s yard depending on the street.

Golf & Lake Lots

Keeping the View on Course and Lakefront Lots

The golf club opened in 1999 with 27 holes, three nines designed by Jay Riviere. Owners whose yards back onto a fairway usually want to keep looking at it, which rules out a solid privacy fence on that side.

For those rear lines we usually recommend ornamental aluminum or steel. Aluminum does not rust, though it can pit over the years, and steel is heavier and stiffer. Our aluminum vs. steel comparison goes through the tradeoffs. Whether a solid fence is even allowed on a course-side line depends on your section’s restrictions, so we check before we draw.

Lake lots get one more check. If a drainage easement runs along the bank, the Harris County Flood Control District can require a fence on its easement to come out at the owner’s expense. We look for easements on your plat or survey first, and our flood zone and easement guide explains what to look for.

Which Association Reviews Your Fence

The Gleannloch Farms Community Association is the master association, and its public state filing lists FirstService Residential as manager. Not every Gleannloch address answers only to that board, though. Arbors of Gleannloch, for example, files its own management certificate for a separate homeowners association. Ask your management company if your fence request goes to the master association, a sub-association or both.

We supply the drawing, height, material and stain color for the packet, and you submit it. The HOA fencing page shows what reviewers usually ask for.

On the county side, Gleannloch Farms is unincorporated Harris County. The county engineer’s office requires no permit for a residential fence outside the special flood hazard area and treats a fence inside it as development that needs one. With lakes running through the community, the flood map check comes first on every Gleannloch quote.

Replacing Builder Fences Between Neighbors

Building here ran from around the turn of the century until 2017. That means original builder fences range from under ten years old in the last sections to more than twenty in the first ones, and the older group is where we see rotted pickets and leaning posts.

When we replace a wood fence in Gleannloch, it goes up on a 3-rail frame with a 6-inch rot board along the bottom, Simpson brackets and hot-dipped galvanized ring-shank nails. Posts sit at least 24 inches deep in 80 pounds of concrete, with gate and corner posts set deeper depending on gate size and soil. We call Texas 811 before any new install.

A yard with a pool needs a barrier with self-closing, self-latching gates. Our pool fence page covers the 48-inch baseline and the gap limits inspectors look for.

FAQ

Gleannloch Farms Fencing Questions

Can I put a privacy fence on my golf course lot?
It depends on the restrictions for your section, which may limit what can face the course. Most course-side owners choose ornamental aluminum or steel anyway to keep the view. We confirm the rule before we quote.
Do I need approval from more than one association?
Possibly. The master Gleannloch Farms Community Association covers the community, but some enclaves, such as Arbors of Gleannloch, have their own HOA. Your management company can tell you who reviews fence requests for your lot.
Does a lake lot need a county permit for a fence?
Only if the lot is inside the special flood hazard area. We look up every lakeside lot on the FEMA map before quoting. If it is inside, we help with the site plan and drawing for the Harris County permit.
