Prestonwood Forest

Fencing a 1970s Neighborhood With Room to Spread Out

HAR.com data puts the median year built in Prestonwood Forest at 1974 and the median lot at about 9,700 square feet. That is a lot of fence line for one backyard. A wood fence does not last 50 years in Houston weather, so what stands there now is almost certainly not original. See how long a fence lasts here. When we quote a yard here, we measure every run and every gate, because a long side yard can add more footage than people expect.

The neighborhood’s own website describes it as full of mature oaks and pines. Those trees are a big part of why people buy here, and they are also the main thing a fence has to work around.

Trees and Posts

Building Around Mature Oaks and Pines

Big trees near a property line push on old fences in two ways. Roots lift and shift posts over the years, and limbs drop onto panels during storms. A leaning section in a yard this old is often a post problem, not a picket problem. Our guide to why posts fail in Houston clay explains what is going on underground.

On a new build we set wood posts at least 24 inches deep with 80 pounds of concrete, and deeper for gate and corner posts depending on gate size and soil. If a large root sits right where a post should go, we stop and talk it through with you before changing anything. We call Texas 811 before we dig on every new install.

  • Cedar or pine privacy on a 3-rail frame with a 6-inch rot board at the bottom
  • Board-on-board where you want no gaps as the wood dries and shrinks
  • A wider gate where you need to roll a mower or trailer through

Parks Next Door

Near the Preserve Bridge and Cy-Champ Park

Prestonwood Forest has unusual outdoor access for an older subdivision. The association’s parks page notes that residents can reach the Kickerillo-Mischer Preserve, an 80-acre Harris County preserve around Marshall Lake that opened in 2017, by a pedestrian bridge on Cypresswood Drive. Cy-Champ Park runs along Cutten Road, with its 1.5-mile trail and the parking entrance on Hargrave Road.

More people walk past homes near those routes, and that changes what owners ask us for. A full privacy fence with a self-latching gate keeps dogs in and passersby from looking straight into the patio. If you want to keep the open feel toward the trees, an aluminum or steel picket fence works too. We cover both on our privacy fence page.

Rules

Prestonwood Forest Maintenance Association Approval

The Prestonwood Forest Maintenance Association runs the neighborhood website, and Goodwin and Company handles management. The site posts the controlling documents and an Application for Home Improvements and Modifications. Send that application in before work starts, and include the drawing and material list from your quote. We help prepare that paperwork.

On the government side, Harris County does not require a permit for a residential fence outside the special flood hazard area, according to the County Engineer’s permit FAQ. Inside that area, the county treats a fence as development that needs a permit. Our permits by jurisdiction page covers the difference between HOA approval and permits.

Pools

Backyard Pools on Big Lots

The association has two pool facilities of its own, but plenty of these large lots have a private pool too. A pool fence has stricter rules than a privacy fence, especially at the gate. Our pool fence guide walks through the common requirements, and we will check what applies to your address before we build.

FAQ

Prestonwood Forest Fencing Questions

Do I need HOA approval to replace a fence in Prestonwood Forest?
Plan on it. The maintenance association posts an Application for Home Improvements and Modifications on its website, and fence work is an exterior change. Get approval in writing before the old fence comes down.
My fence backs up to a neighbor. Can you split the bill?
Yes. On a shared run we can invoice each neighbor separately or break out the shared section’s cost on the quote. Our page on property line fence costs covers the usual arrangements.
Is tear-out of my old fence included?
Tear-out and haul-away are listed on the quote where they apply. They are not part of the per-foot price on our pricing guide, and any change in scope is confirmed with you first.
