About Olde Oaks
A 1970s Subdivision Next to Northgate Country Club
Olde Oaks lines T.C. Jester Boulevard between FM 1960 and Cypress Creek in ZIP 77068, next to Northgate Country Club. Community Impact counts 1,455 single-family homes. The community improvement association was formed in 1976, and the subdivision finished building in 1984.
That makes the first fences here close to fifty years old. If any original wood is still standing in your yard, it has far outlived what we expect from wood in this climate, and our fence lifespan guide explains why. There is a neighborhood park and playground, but most of our work in a subdivision like this is backyard privacy fencing between neighbors.
Approvals
Who Signs Off on a New Fence
According to its federal nonprofit filings, the Olde Oaks Community Improvement Association handles architectural control for the residential lots and common areas, and it is managed through Crest Management. Plan on getting the association’s approval before any fence work starts.
We put the height, material, stain and a drawing on paper for your request. Before we quote, we also confirm on HCAD if your lot is under the City of Houston or unincorporated Harris County, since the two handle fence permits differently. Our permits by jurisdiction guide lays out both.
Cypress Creek
Lots Toward the Creek
Cypress Creek marks one end of Olde Oaks. We don’t assume any lot is in or out of the floodplain. We look up the address on the FEMA flood map, and if it sits in a mapped flood zone, the permit rules change. In unincorporated Harris County, a fence in the special flood hazard area counts as development and needs a county permit.
Low lots can also carry a drainage easement along the back line, and a fence built on a Flood Control District easement can be ordered removed. Our flood zone and easement page shows how we check the plat first. On soft or wet ground we set posts deeper than our 24-inch minimum, with 80 pounds of concrete each.
Course-Side Lots
Fencing Next to Northgate Country Club
If your lot borders the Northgate Country Club course, an ornamental aluminum or steel fence keeps the view a privacy fence would block. Ask the association whether course-side lots carry their own rules on style or height before you settle on a design.
For the rest of the neighborhood, cedar or pine privacy is the usual replacement. We build on a 3-rail frame with a rot board and Simpson brackets, and when a back fence is shared we can bill both neighbors separately.
Replacing a fence this old usually means pulling out more than pickets. Old posts may be set in concrete footings that have to be broken out, and the line may have drifted from where the survey puts it. Tear-out and haul-away are listed on the quote where they apply, separate from the per-foot price. If we find something in the ground that changes the scope, we stop and confirm with you before going on. Our property survey guide covers when a new survey is worth ordering.
