About Carverdale

A 1950s Neighborhood Surrounded by Business Parks

The City of Houston describes Carverdale as a small deed-restricted residential area first developed in the 1950s. Being close to US 290 and Beltway 8 turned the land around it into a hub for commercial and industrial complexes. Today the west side of the area is largely industrial and the homes cluster to the east, reached from Gessner, Clay, Tanner and Brittmoore.

That mix shapes what people ask us for. A backyard that faces a warehouse lot or a truck route needs a different fence than one that faces another backyard.

Screening

Fences Next to Commercial Lots

Where a lot backs onto a business, a solid privacy fence up to 8 feet tall blocks lights and the view of loading areas. Board-on-board cedar closes the gaps that open as boards shrink. Where security is the main concern, chain link or ornamental steel along the commercial side keeps the line visible and hard to climb, and wood can stay on the sides shared with neighbors.

Chain link is the lowest-cost option on our pricing guide, starting at $18 per foot. Our comparison of chain link, welded wire and ornamental fences explains where each works.

Gates get more use on these lots than the fence itself, since side yards often hold trailers, work trucks or equipment. A wide drive gate needs heavier hinge posts set deeper than line posts, and steel frames hold their shape better than wood on long spans. Our gates page shows the options.

Rules

City of Houston Rules and Deed Restrictions

Carverdale is inside the City of Houston. A standard fence 8 feet or under generally doesn’t need a city building permit, but a masonry fence does at any height. The neighborhood’s deed restrictions still apply on top of that. The City Attorney’s deed restriction team can take violators to civil court, and the rules it enforces include certain fences that need a building permit.

You can get a copy of the restrictions from the Harris County Clerk, as the city’s planning department explains. The Carverdale super neighborhood page lists the Carverdale Civic Club. We read the restrictions with you before the design is set.

Older Lots

Replacing Fences on 1950s to 1970s Lots

Lots here are modest, around 7,000 square feet. A line that has held several fences over the decades can hide old posts, concrete footings or wire in the ground. We pull or work around them during tear-out, which is quoted on its own line. Any change from the agreed scope is confirmed with you first.

If the old fence only has a few failed posts, a repair may be enough. Our guide to repair or replace walks through the signs.

FAQ

Carverdale Fencing Questions

Do I need a permit for a 6-foot wood fence in Carverdale?
Usually not from the City of Houston, since standard fences 8 feet or under generally don’t need a building permit. A masonry fence does. Check the deed restrictions too, and we’ll go over both at the estimate.
Does the civic club have to approve my fence?
That depends on what Carverdale’s recorded deed restrictions say, not on city code. Pull a copy from the county clerk or ask the civic club, and we’ll design the fence to fit. If the restrictions call for approval, get it before we schedule the build.
My back fence faces a business. Who pays for that fence?
That depends on where the fence sits and what the owners agree to. When a run is shared, we can invoice each owner separately. Our property line guide, linked below, covers the details.
