Nottingham Forest

A 1960s Neighborhood Between Memorial Drive and the Bayou

Nottingham Forest runs from Memorial Drive south to Buffalo Bayou, between Kirkwood and Dairy Ashford. Its civic association was founded in 1965, and HAR counts more than 900 single-family homes here, with a median build year of 1967 and a median lot of just over 9,000 square feet.

A bigger lot usually means more linear feet of fence, so the length of your back and side runs will move the price more than the style. Our pricing guide lists per-foot ranges by material, and tear-out of an old fence is quoted separately where it applies.

2017

When the Back of the Neighborhood Flooded

Nottingham Forest was not known as a flooding neighborhood before Hurricane Harvey. After the Corps released water from Addicks and Barker, Buffalo Bayou pushed into the streets closest to it. Houstonia reported dozens of homes at the rear of the neighborhood still underwater 13 days later, and a resident of Nottingham Forest VIII told the magazine her house had never flooded before. ABC13 reported hundreds of homes damaged.

Fence posts on those back streets stood in water for nearly two weeks. A post that survived that can still loosen as the clay dries and swells in the seasons after, so a leaning run near the bayou is worth a look before it goes down. Our guide to fixing a leaning post in clay soil covers the warning signs.

If your lot is in a mapped floodplain, we call Houston’s Floodplain Management Office before we build. Look up your flood zone and any drainage easement first; our floodplain and easement page explains why those are two different checks.

Trees

Old Oaks and New Fence Lines

Houstonia also reported oaks dying in Nottingham Forest after the flood. A failing oak beside a fence is a risk to both, since one dropped limb can flatten a new run. If a tree on or near your line is in decline, sort it out before the fence goes in.

Healthy trees shape the layout too. A big root at the property line can push a post over a little, and that’s easier to plan on the drawing than to find with the auger. Deep shade keeps boards damp after rain, which invites mildew on wood; our mold and mildew guide covers cleaning and prevention.

Rules

Civic Association and City Rules

The Nottingham Forest Civic Association enforces the neighborhood’s deed restrictions, and its nonprofit filings list patrol among the services it pays for. We could not find its fence guidelines posted publicly, so contact the association before you settle height, material or stain. We prepare the drawing and specs, and you send in the request.

Nottingham Forest is inside Houston city limits. Under the city’s residential fence rules, a wood or metal fence up to 8 feet tall needs no building permit, while anything taller, or anything with masonry or concrete, does. For a pool yard, plan on a barrier at least 48 inches high with self-closing, self-latching gates; see our pool fence page.

FAQ

Nottingham Forest Fencing Questions

Our back fence has leaned since the 2017 flood. Repair or replace?
It depends on the posts. If one or two posts have moved and the boards are sound, a repair can work. If several posts are loose and the bottoms of the boards are soft, replacement usually costs less over time. Our repair or replace guide lays out the signs. Our 18-month workmanship warranty covers runs we fully build ourselves.
Do I need the civic association’s OK before building?
Plan on it. Recorded deed restrictions apply here, and the City of Houston can help enforce them. Ask the association for its current fence rules and approval steps before work is scheduled.
Can a fence go in next to a large oak on the property line?
Usually, yes. Post spacing can shift to clear big roots, which is why the tree should be on the drawing before anyone digs. If the tree is failing, deal with it first so it doesn’t come down on a new fence.
