Fence Installation in Wilchester
Fence work in Wilchester and Wilchester West, the 1960s subdivisions between I-10 and Buffalo Bayou near Wilcrest Drive.
Wilchester
Two Subdivisions Cut From an Oak and Pine Forest
Wilchester was built out of a stand of native oaks and pines, and most of its homes went up in the early to mid-1960s as custom speculative houses. There are about 1,145 homes in all, roughly 620 in Wilchester and 525 in Wilchester West, between I-10 and Buffalo Bayou near Wilcrest Drive.
HAR puts the median Wilchester lot at about 9,600 square feet with a median build year of 1965. That’s one of the larger typical lots in our 77079 coverage, so expect longer side runs and room for a drive gate on many properties.
Approvals
Know Which Association Covers Your Lot
Wilchester and Wilchester West each have their own homeowners association, and each handles its own deed restrictions and architectural control. Neighborhood guides name the two groups as the Wilchester Owners Committee and Wilchester West Fund, Inc. Check your deed or closing papers to see which one governs your lot, then ask that group for its fence standards.
Every homeowner also belongs to the Wilchester Club, which owns the neighborhood pools, park and tennis courts. That’s a social and amenity group; fence approval still runs through the association for your subdivision.
We’ll draw the fence line and list the height, material and stain so you have a complete packet to submit. The order is approval first, then any permit, then the build.
Canopy
Fencing Under Trees Older Than the Houses
The pines and oaks that give Wilchester its look also set the terms for fence work. Needles pile up along the base of a fence and hold moisture against the bottom boards, which is where a 6-inch rot board earns its place. We put one on every wood fence as standard, along with a 3-rail frame, Simpson brackets and hot-dipped galvanized ring-shank nails.
Heavy shade slows drying after rain, so wood here needs regular cleaning and sealing; our staining and power washing service handles that. If you’d rather skip the upkeep, vinyl is an option, and thicker vinyl costs more but resists sagging and cracking in the heat.
Floodplain
The Bayou Side of Wilchester
Buffalo Bayou and the Terry Hershey Park trails run along Wilchester’s southern edge, and parts of the neighborhood fall inside the 100-year and 500-year floodplains. Houston’s Floodplain Management Office covers construction anywhere in the 500-year floodplain, not just the 100-year zone.
Before we build on a lot near the bayou, we check its flood zone and look at the plat or survey for any drainage or flood control easement along the back line. Off the floodplain, the City of Houston fence rule is simple: no building permit up to 8 feet unless the fence uses masonry or concrete.
