Magnolia is one of the fastest-growing small cities in Montgomery County: population estimates have more than tripled since the 2020 census as new subdivisions fill in along the FM 1488 and FM 1774 (Magnolia Boulevard) corridors. The city adopted a 20-year growth plan back in 2013 anticipating exactly this kind of expansion, and new master-planned communities continue to break ground in the area. Just south along Highway 249, Pinehurst is an unincorporated Montgomery County community of a little over 5,000 residents, split between the Magnolia and Tomball school districts. It’s grown up mostly through master-planned development like Woodtrace, mixed in with older acreage-style subdivisions nearby.

Yard Type & Rules

Acreage and unincorporated land is the norm out here, so there are fewer blanket HOA rules than you’d see in The Woodlands or Spring. That said, subdivisions like High Meadow Ranch and Woodtrace do have their own deed restrictions or HOA guidelines, so check yours before planning your fence.

Materials Common Here

Farm and ranch fencing is common on acreage lots out here. It’s built for livestock and open land, not the kind of fence you’d put in a Woodlands village backyard.

Closer to the house, cedar and wood privacy fencing is the popular choice across both Magnolia and Pinehurst. Pressure-treated pine is a budget option some people use out here, but in our climate it tends to twist over time, and cedar holds up better. Vinyl is also an option if you want a low-maintenance look for a residential lot.
